Title: SuperintendentDepartment: OperationsPosition Type: Salary, Exempt Supervisor: Project Manager Position Summary: A Superintendent at United Renovations manages projects in the field, supervising on-site project activities. Essential Duties and Responsibilities Production· Review all scope documents with Project Manager (PM).· Set up and maintain all site logistics with the assistance of the PM.· Receive and inspect all material deliveries and notify the PM of any discrepancies. Send BOL to PM.· Inventory materials on a schedule as required by the project type and requirements· Performs ad hoc material procurement as required· Document conditions, issues and daily progress in the form of a daily log using Procore· Notify PM of material needs as required so that orders can be placed in a proactive and timely manner· Daily check in with property management and onsite maintenance· Notify PM of any issues or problems that need to be addressed.· Provide a weekly update and review of the project with the PM so that the PM can update the schedule and other needs as required via the COC process· Supervises subcontract ethical behavior and ensures that inappropriate communication or staring doesn’t happen.· Participates in preconstruction meeting· Purposeful and intently relationship building with onsite crew and onsite staff· Responsible for customer appreciation (buying lunch)· Addresses subcontractor performance issues in a professional and respectful manner· Mentor and train subcontractors and peers· Reviews subcontractor invoice with PM for accurate and complete sub draw submissionsWorkflow· Create and continually update the daily work plan which includes work completed work and plans for the next three days on a day by day basis (day1, day2, day3)· Identify materials necessary based on the three day look ahead and by reviewing the project schedule· Morning meeting with subcontractors to review daily work plan· Morning job walk to inspect current conditions, progress and issues· Ensure work is progressing throughout the day relative to the daily work plan· Pre-walk new work with the on-site client rep to identify pre-existing conditions, scope compliance and potential changes· Write up scope of changes in the form of field change order and submit to PM so that a change order can be created and approved.· Ensure that changes in scope are not performed prior to proper approval.· Either performs independently or with the assistance of PM client punch walks· Obtain COC and submit to PMQuality· Maintain clean and professional jobsite· Ensure subcontractors have correct uniform· Regular multiple daily inspections as the work is being performed to ensure quality standards are met.· Ensures all work completed is properly inspected and performed correctly prior to review with the client.· Ensures that all site standard operating procedures are complied with. This includes but is not limited to eating, smoking and break areas, unit cleanliness, bathroom facilities.· Makes sure that trash areas are clean and professional. Notifies PM when roll off needs to be picked up.· Conduct weekly standards meeting with subcontracting crews· Ensures that job site is cleaned ongoing throughout the day to eliminate resident complaints· Evaluates subcontract labor skillsets on a regular basisSafety· Inspect equipment being used relative to safety program and standards· Ensures that all equipment is properly cleaned on a daily basis in approved locations. For example cleaning of brushes, disposing of drywall compound properly· Conduct weekly safety tailgate meetings Requirements & Preferred Skills· Three or more years’ experience in Project Management· Valid Driver’s License· Ability to communicate effectively with clients and internal and external partners· Computer skills required: Proficiency with Microsoft Office and iPAD device· Computer skills preferred: Proficiency with Sage or similar construction management programs· Education Minimum: High School degree or equivalent· Education Preferred: Four-year degree from an accredited college or university· Required Certifications: 30 hour OSHA certification within 60 days of hire· Preferred Certifications: PMI certification· Preferred Language skills: Conversational Spanish Physical & Mental Abilities Required · Physical: The employee may occasionally lift and/or move up to 80 pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk or hear, drive a car, and use basic office electronics (computer, telephone)· Mental: critical thinking, judgment, decision-making, follow-up, social awareness, mathematics, reading writing, organizational, timeliness, stress tolerance, communication (oral and written) Work Environment & Travel · Up to 100% of the job involves walking construction sites to inspect work progress, quality and safety compliance. Up to 15% of time spent on paperwork, reports, etc.· Travel requirements vary according to client and project locations, plus occasional trips to company headquarters
